Villa weddings in Montenegro: how they work and what the rent covers

Many couples write to us with the same picture in mind: a private villa, the people they love most under one roof, a long dinner outside and a lazy morning by the pool the next day. A villa is one of our most popular options. It just works a little differently from a hotel or a restaurant, so here is how it goes, based on the questions couples ask us most.

How does a villa wedding work?

You rent the whole villa, not a room or a terrace. For those days the house, the garden and the pool are yours, and nobody else is there.

We always recommend three nights, even where a villa would take you for less. Everything for the wedding has to come in, be set up and then be taken down again. Squeeze that into one or two nights and the wedding day itself ends up rushed.

Who stays at the villa, and where does everyone else stay?

This is the first thing to get straight: a villa can host more people for the reception than for the overnight stay. The villas we work with sleep anywhere from 5 to 48.

So your closest people stay at the villa with you, and everyone else books a hotel or apartment nearby. Our concierge helps guests with bookings and transfers, and we can arrange transport to the villa and back for the welcome evening and the wedding.

Who pays for the villa? You do. The contract is in your names: you pay a deposit when you sign and the rest on the dates the villa sets, and every villa has its own terms. Many couples ask the guests staying at the villa to cover their share. Some collect it into a separate account and pay the villa from there. How you split it is up to you.

Here are the villas we work with. You will find photos and more details for each one on our wedding venues page.

Eagle Eye (near Tivat, above the Bay of Kotor): sleeps up to 48, banquet up to 130, music outside until 1am.

Cape Montenegro (20 minutes from Budva): sleeps up to 45, across five villas, banquet up to 60, music until midnight, up to 3am for an extra charge.

Oak Leaf Residences (near Budva): sleeps up to 28, across four villas, banquet up to 40, music until 11pm, acoustic after 11pm if you book all four villas.

Nikcevic (Ljuta, on the Bay of Kotor): sleeps up to 25, banquet up to 35, music outside until 11pm.

Talici Hill (about 30 to 40 minutes from Budva): sleeps up to 18, in 7 bedrooms, banquet up to 200, music outside until midnight, then indoors.

Montebay (Petrovac): sleeps up to 17, banquet up to 100, music until 1am.

Mona Lisa (above Budva): sleeps up to 12, banquet up to 60, music outside until midnight.

Mima (Muo, on the Bay of Kotor): sleeps up to 12, banquet up to 45, music until 11pm.

Casa Nostra (near Kotor): sleeps up to 10, banquet up to 35, music outside until 11pm.

Olive Queen (30 minutes from Budva): sleeps up to 5, banquet up to 70, music until 11pm.

Talici Hill is the unusual one: only 18 can sleep there, but up to 200 can come to dinner. The music stays outside until midnight, then the party moves into the indoor room and can carry on until 3am for an extra fee. There is also a volume limit and a list of allowed music styles. You can see a real wedding there in our Talici Hill portfolio.

What does the villa rent cover?

The rent is for the house and the grounds: the bedrooms, garden, terraces and pool. Every villa also includes a manager and daily cleaning. Some include more. At Talici Hill, for example, the rent also covers the string lights over the terraces and a wooden deck that works as the dance floor.

Everything that turns the villa into a wedding comes on top: food and drinks, waiters, tables and chairs, flowers, music, the ceremony set-up and the coordination on the day. Lighting too, unless the villa has its own. Putting all of that together is our job, and that is what our estimate covers.

A few villas have their own caterer and you have to use them. Talici Hill is one. Everywhere else, we bring in the caterer.

To give you an idea of the numbers, here are three examples for 2027, for three nights:

• Eagle Eye (sleeps up to 48): from about €9,900 in October to €15,000 in July and August.

• Talici Hill (sleeps up to 18): €10,000 in May and €14,000 in June or September, for up to 50 guests per event day, with a small charge for each guest above that.

• Montebay (sleeps up to 17): around €8,500 in May, June or September.

Rents change with the month and from year to year, so take these as a guide. Tell us your month and we will send you the current figures. For the rest of the budget, see how much a wedding in Montenegro costs.

Why is the villa rent separate from our estimate?

When you get our estimate, you will see the villa rent sitting on its own, outside our part. That is because you pay it to the villa, not through us. We keep it apart on purpose, so you can see what the wedding costs and what the house costs, and compare villas properly.

Some villas also charge a service fee, for example for extra cleaning and staff on extra event days. You pay that to the villa directly too, but we still list it in the estimate, so you know about it from day one.

Can we have the ceremony and the dinner at the villa?

Yes, and that is the whole point. The ceremony, the dinner and the party all happen in one place, so there is far less logistics, less stress and less spent on moving people around. You can simply enjoy the day.

You can have a legal ceremony at the villa too. The registrar and a translator come to you, whichever villa you choose, so there is no trip to the town hall. We take care of the paperwork. Your documents just need to be no older than six months on the wedding day. You can read more about the official ceremony on our services page.

If you are already married at home, a symbolic ceremony at the villa works just as well.

How late can the music go?

Every villa has its own music limit, so check it before you fall for one. At some villas the music can go on until 1am, at others until midnight, and at some it stops at 11pm. You will find the limit for each villa in the list above.

An 11pm finish is fine for a long dinner with speeches. If you are party people and 11pm feels early, we simply start the evening earlier, so you still get plenty of time on the dance floor.

Is there a pool?

Yes, every villa we work with has a pool. The day after the wedding usually ends up there.

What if it rains?

Every villa needs a plan B, whatever the month. Talici Hill has its own indoor hall for up to 100 guests, and Eagle Eye has an indoor restaurant. Before you book, ask us what the plan B is at each villa on your list. If you are still deciding on a month, our article on when is the best time to get married in Montenegro will help.

How many days should we plan?

Three nights is the sweet spot. It usually looks like this:

1. Arrival day: you check in, and in the evening there is a relaxed welcome with drinks and simple food.

2. The wedding day.

3. A slow day by the pool, often with a barbecue.

4. Check-out the next morning.

The extra days have their own costs: food and drinks, staff, and sometimes a cleaning or service fee from the villa. They go into the estimate as separate lines, so you can decide what is worth it. Plenty of couples keep the welcome and the pool day very simple. For how the wedding day itself runs, see what a wedding day in Montenegro actually looks like.

How do we choose the right villa?

Four questions narrow it down quickly.

How many people do you want to stay together?

Ten, twenty or forty-five makes a big difference to the list.

How many guests at dinner?

The banquet at a villa can usually take far more people than the villa sleeps, so look at both numbers in the list above.

Sea, bay or countryside?

Around the Bay of Kotor (Eagle Eye, Mima, Nikcevic, Casa Nostra) the mountains come straight down to the water. Mona Lisa, Cape Montenegro, Talici Hill and Montebay are on the Budva side, looking out to the open sea. Olive Queen is in the countryside, among olive trees.

How far from the airport?

Tivat is the closest airport for most of our villas. The villas around the Bay of Kotor are about 15 to 30 minutes from Tivat airport by car. The villas on the Budva side (Mona Lisa, Oak Leaf, Cape Montenegro, Olive Queen) are about 30 to 50 minutes from Tivat airport by car. Montebay and Talici Hill are further south, about an hour's drive from Tivat, and about the same from Podgorica airport. Dubrovnik also works: the drive to the Bay of Kotor takes about two hours, including the border crossing. Whichever airport your guests fly into, we can arrange their transfers.

After that, check the music limit, the rain plan and your dates. Casa Nostra, for example, does not host weddings in July and August, and the most popular villas get booked well ahead.

Think about where the villa sits, too. From Eagle Eye, the drive down to Kotor or to the boats can be slow when the road is busy. If a boat trip is a big part of your plans, a villa right on the water may suit you better, like Mima, or Nikcevic with its own pier.
